For sellers

Every listing gets the sky treatment.

Big brokerages save film and drone for their million-dollar listings. We give it to every home we list, because buyers scroll past the ones that don't have it.

  • A listing film, not a slideshowCinematic walkthrough cut for Zillow, Instagram and YouTube.
  • Drone that sells the neighborhoodWater access, the park down the street, the sunset view.
  • Twilight photos & 3D tourSo out-of-state buyers can walk it from their couch.

The questions every Florida buyer should ask first.

Most agents talk about countertops. We start with the things that actually change your monthly cost.

Flood, wind, insurance, HOA and CDD: what to check on any home before you write an offer.

Send it to me
What flood zone is this home in?
Check the FEMA flood map and ask for the elevation certificate before you offer. Homes in high-risk zones (A and V) usually need flood insurance if you have a mortgage, and even outside them a policy can be worth pricing. We pull this for every home you're serious about.
Will I get a 4-point and wind mitigation inspection?
Many insurers ask for a 4-point inspection on older homes (roof, electrical, plumbing, HVAC). A wind mitigation report can lower your premium if the home has the right roof straps, shutters or impact glass. We schedule both alongside your regular inspection.
How much will insurance really cost?
It varies more by roof age, construction and location than most buyers expect. We get you a real quote during the inspection window, not after closing, so the payment you planned for is the payment you get.
What's a CDD fee, and why is it on the tax bill?
Many newer Florida communities are inside a Community Development District that paid for roads and amenities. The CDD assessment usually shows up on your property tax bill, separate from HOA dues. We show you both before you fall in love with a floor plan.
Should I file for homestead exemption?
If it's your primary residence, almost always. Florida's homestead exemption reduces your taxable value, and the Save Our Homes cap limits how fast your assessed value can rise each year. We'll remind you of the county filing deadline after closing.

What's your home worth under today's sky?

Get a real valuation from a local agent: recent sales on your street, what buyers are paying for, and what to fix (or skip) before you list.

A local agent prepares it by hand. No robo-estimate, no spam.
